Ashwater House - Access Statement

Access Statement for Holiday Cabins and Cottages

Context: Three cabins and two cottages situated down a private drive, with a rough tarmac surface including two speed bumps, which do have gaps for wheelchair access.  The drive to the holiday accommodation is gravel, and there is parking adjacent to each unit. 

Introduction

We are an established small business offering quality self catering accommodation.  The nearest bus stop is half a mile away, and so access to the site is mainly vehicular.

Statement of Intent

Whilst the physical limitations of the dwellings does impose some constraints and is not able to offer wheelchair access, we have made alterations to the largest cabin to make it more accessible to the walking disabled, and hope in the future to add a further cabin with full disabled access.  We can and have in the past organised wheelchair hire from the local red cross, who also hire out disability toilet seats, special chairs and walking frames.  We are more than happy to organise hire for any of our guests.  Our manager has attended the Welcome All training to ensure understanding of the DDA.

 

Specific Access Issues

ISSUE

 

Car parking:

At least one space to be available close to each accommodation.  Car parking areas have sufficient manoeuvring space.

 

Bus Stop:

Nearest bus stop approx 1km away. Most people will arrive by car because of nature of business therefore no implications.

 

Routes to entrance:

Ashpot Cottage:  Concrete path around building, a stepped porch and further doorstep to gain access to the front, and a step and door thresh hold to enter by the back door, there is also a structural beam close to the rear door.  Entry via patio doors and conservatory is possible with two steps and double doors.

 

Crow's Nest: Single entrance with high doorstep, main accommodation is on the first floor of this extended studio flat, main en suite bedroom is downstairs, but living accommodation and kitchen are upstairs.

 

Swallow Lodge:  Access via a ramp, painted black with yellow handrail and stripes, width and slope as per government guidelines.  Once up the ramp there is a small wooden thresh hold and double doors.

 

Kingfisher Lodge:  Entry to this cabin is gained by ascending three steps before reaching a double patio door.

 

Teal cabin:  As with all the log cabins, raised off the ground for damp control, so access is via 3 steps and either double patio or single side door

 

Toilet/Bathing Facilities

Ashpot Cottage:  One downstairs WC with wash basin.  Ensuite shower room, with walk in shower, raised 8" from the floor.  Main bathroom on first floor with claw foot bath, with high sides.

 

Crow's Nest: Two downstairs bathrooms, both with full bath and showers over, WC and sinks, one is en-suite.

 

Swallow Lodge:  Shower room with deep shower tray/half bath, with sitting area.  Access to the shower is over a high side, there are disability grab rails on either side of the cubicle and a double rubber tread step is available to aide access to the shower.

 

Kingfisher Lodge:  Single shower with standard shower tray and standard WC and sink

 

Teal cabin:  Standard bath with sower over and WC and basin.

 

Kitchen Areas

 

All kitchen areas are standard height, Teal and Kingfisher are galley style kitchens, and therefore of limited width.  Ashpot Cottage has a large farmhouse style kitchen diner, giving a large area, but features two structural wooden beams.

 

Other Internal Spaces

The log cabins are all on one level once inside, but the doorways of the cabins are not wide enough to allow access to wheelchairs.

Ashpot Cottage and Crows Nest have standard width doors and fittings.  Ashpot Cottage has one downstairs single bedroom, the further four bedrooms and bathroom are accessed via stairs with a half turn landing, stair gates and fire guard are fitted.  Crows Nest has a double en suite bedroom and further bathroom downstairs, whilst the living accommodation and kitchen (plus further twin bedroom) are on the first floor, accessed via stairs.

 

Disabled Equipment

We will happily organise hire of special equipment for our guests, wheelchairs, toilet seats, walking frames from the British Red Cross in louth, or mobility scooters are available for hire from Louth's mobility shop, which we can arrange so the items are at the accommodation on arrival.

 

 

Future Plans

 

Should we install any further accommodation, which we hope to do in the next five years, we will follow the Disability Discriminations Act to make it as accessible as possible within the limitations of the building.  Our hopes are to install a three bed roomed cabin with disabled access ramp, and if physically possible without damaging the structural integrity of the cabin, widen the doors to allow for wheelchair access.  We will take advice from the appropriate bodies on grab rails for bathing and toilet facilities, and any further adaptations.
